Dolby expands in Wroclaw

Dolby Poland Sp. z o.o., the world’s leader in high-quality audio and video technology, has expanded its office in Wrocław’s Business Garden by more than 2,500 m2. The tenant was represented in the transaction by global real estate services firm Cushman & Wakefield.

To accommodate the growth of its R&D centre in Wrocław and the increasing headcount, Dolby needed to expand its office. Cushman & Wakefield supported the tenant in the negotiations of leasing conditions for the additional space.

“Dolby needs educated and high-skilled employees and top-quality office space – small wonder it chose Wrocław and the Business Garden complex. And it was the right decision as Dolby continues to expand its operations and strengthen its team of specialists in its Wrocław office,” says Marcin Siewierski, Regional Head, Office Agency, Cushman & Wakefield.

“As Dolby Poland continues an upward trend in staff numbers, we expect our current office to reach maximum capacity around the end of this year. So we decided to expand into another floor in the same building of the Business Garden complex. This expansion will give us space for further growth and enable us to build more laboratories to meet the demand of new business groups opening their locations in Wrocław,” says Rafał Świętczak, Real Estate and Workplace Manager, Dolby Poland.

Wrocław’s Business Garden complex consists of nine buildings offering more than 117,000 m2 of office space. Its first phase was completed in 2016. The second phase of the project was placed into service in November 2019, adding nearly 79,000 m2 to Wrocław’s office stock. The investor and developer of Business Garden Wrocław is Vastint Poland, which sold the three buildings of the first phase to the Philippine-based ISOC Group in June 2019.

The office of Dolby Poland will increase in size from 5,000 m2 to more than 7,500 m2. The handover of the new office space is scheduled for July, with the firm’s employees expected to settle in this December.
